German corrugated cardboard manufacturer Prowell, has signed a 15-year lease to occupy Pioneer 210, which totals 210,000 sq ft of speculative warehouse space at Ellesmere Port. The agreement marks Prowell’s first venture into the UK.
The 210,000 sq ft facility offers 205,000 sq ft of warehouse space, and ground and first floor offices. The deal has been struck at a rent in the region of £3.50 per sq ft.
Howard George, of joint letting agent CBRE, said the site was chosen because of its motorway links, proximity to port facilities, the excellent deal being offered by the landlord Goodman, as well as the support received from the local authorities in Cheshire and Ellesmere Port and the Northwest Development Agency.
The first Progroup AG plant in the UK will be opening in January 2009 employing 50 people.
Originally Pioneer Point had been marketed as a single 625,000 sq ft cross-dock unit offering 62 dock levellers and 18 level access doors. It has 55m yards and 76 lorry trailer and 316 car parking spaces on a 30-acre site. The building also has 20,000 sq ft of offices as well as 18m eaves, which can accommodate 128,000 pallet spaces with VNA racking or 70,000 pallet spaces with a reach truck.
