Engineering company Thetford has signed a 17-year lease for an 83,000 sq ft pre-let industrial unit at St Paul’s Developments and Tritax Assets’ 85-acre Brookfields scheme in Rotherham.
Brookfields is located between Junction 36 of the M1 motorway and Junction 37 of the A1(M). Other occupiers include Next, Garnett Dickinson and Maplin Electronics, which accommodate a total of 1.6m sq ft.
Following the pre-let to Thetford, the remaining site can accommodate around 100,000 sq ft of bespoke warehouse/industrial or office space.
Thetford is relocating around 180 staff from several smaller units totalling 60,000 sq ft at Parkwood Industrial.
The new unit will be completed in December 2011 with Thetford due to move it shortly afterwards.
CB Richard Ellis and Knight Frank represented the developers and Lambert Smith Hampton acted for Thetford.
Roger Haworth, senior director, CBRE Sheffield, said: “The financial benefits resulting from the extended EZ status proved a key factor in securing this significant deal. The immediate deliverability of the site, combined with a simplified planning process, existing high calibre occupiers and reputable development team makes the remaining opportunities at Brookfields a unique offering in the market.”
