Carlsberg is acquiring a new national distribution centre in Northampton, intending to relocate its existing NDC from Swan Valley to a 640,000 sq ft state of the art warehouse in Brackmills, subject to board approval and planning.
Developer Roxhill has submitted a proposal for the new NDC on a 43.8 acre site adjacent to its Brackmills Point scheme just south of Bedford Road.
It is expected that the NDC will secure 230 jobs in the region, which is already home to one of Carlsberg’s two main breweries in the UK as well as a bottling plant.
A spokesperson from Carlsberg said: “Carlsberg UK aims to be the best beer and beverage business in the UK. As such we constantly review how we work in order to provide delivery solutions that surpass our customers’ requirements. Our proposal, which remains subject to Carlsberg Group board approval and Roxhill Developments securing planning permission for their site, is to relocate our existing National Distribution Centre at Swan Valley in Northampton to a new site at Brackmills in Northampton.
“The development would allow us to overcome capacity issues at Swan Valley and Heathfield Way, create local employment opportunities and ultimately underlines our long-standing and successful commitment to Northampton where many of our employees live.
“We will support Roxhill Developments with its planning application and ongoing consultation work with the local authorities and community to ensure they are fully informed and engaged with the proposed development.”
The 21m high cross dock unit will boast 585,088 sq ft of warehouse space, with 21,528 sq ft of mezzanine as well as a four storey 26,996 sq ft office block. It will have 10 loading doors with a 6m canopy on its western frontage with a further 26 dock and 30 loading doors on its northern frontage. There will be a an additional 140,000 sq ft yard for storage as well as parking for 130 trailers and 307 cars.
The property will be built to BREEAM Very Good and the 43.8 acre triangular site will be extensively landscaped.
Roxhill will develop the property for Carlsberg which will own and run the facility once completed. It is hoped that work can begin shortly with practical completion scheduled for Spring 2015 with the view to becoming fully operational in Autumn 2015.
