The fact that 56,795sq m of industrial parks are either now built or under construction in the Segensworth area demonstrates that developers are confident to build speculatively along the M27 corridor, says commercial property consultant Vail Williams. According to company partner Alex Medhurst, the location “is ideal for this kind of commercial development as it has excellent transport links, not only being close to the motorway, but also to Southampton Parkway station and the airport”.
Matrix Park, just south of the M27’s J9, is the latest addition to Segensworth’s growing commercial area and is due for completion this December. Vail Williams says Matrix Park will have 14 warehouse and industrial units available on leasehold, although some are being offered as freehold. The 16,532sq m Park has units that vary in size – ranging from 316sq m to 5,053sq m – and each unit features office space, dedicated parking and loading facilities.
Vail Williams and Hughes Elland are marketing Matrix Park, which is owned and being developed by Lothian Pension Fund and Albion Land.
There are three other industrial parks close to Matrix Park – the io centre, which was sold to Vail Williams by the io goup and has 14 units; Kites
Croft, a 27-acre site with 12 units; and Cardinal Park, with three industrial units totalling 11,625sq m.
