ProLogis’ recently completed 28,830sq m distribution warehouse at ProLogis Park at Coventry has been let to Co-operative Group. The rent achieved is close to the asking price of £5.50 per sq ft and brings the total warehouse space let at ProLogis Park to nearly 139,500sq m.
The letting at ProLogis Park, Coventry leaves just one last plot available which can take a distribution warehouse of up to 20,460sq m.
Called DC2, the building let to the Co-op was speculatively built and features 28 dock levellers and more than 930sq m of office space. The facility, adjacent to a similar-sized building let to Tesco last May, forms part of the flagship distribution park developed from the former Keresley Colliery. The scheme at the M6’s J3 is rail-served and covers some 300 acres.
North Rae Sanders and D&P Holt are joint agents for ProLogis while Strutt & Parker advised the Co-op.
Other developments at ProLogis include:
l Completion of the first phase of its speculative warehouse development at the former Michelin Tyre factory at Campbell Road, Stoke on Trent. The unit, called DC1, measures 23,250sq m but could be extended to 46,965sq m.
l The speculative construction of an 8,370sq m distribution warehouse in the South-east, has started with completion scheduled for Spring 2005. Located at Park Royal, the development will have 12m eaves, four dock levellers and three level access doors.
l Construction of Atlas, a 17,670sq m distribution warehouse close to the A406 North Circular Road at Meridian Way, Enfield, North London. Due for completion next Spring, the quoting rent is £7.50 per sq ft.
l Unit 2, the 20,832sq m distribution warehouse at Central Park, Rugby has been let to The Pallet Network Limited on a five-year lease.
l The speculative construction of a 15,252sq m warehouse at The Fort, Birmingham adjacent to the M6 has started. It will be ready for occupation next April and the quoting rent is £5.70 per sq ft.
l B1/B2/B8 planning consent for 102,300sq m of distribution buildings has been given for the first phase of Victoria Park, Wellingborough, Northamptonshire. A possible single building of 72,540sq m is included in the consent.
