Gladman Developments says construction is now underway on a speculative warehouse for one occupier at J44 of the A1(M) in Sherburn-in-Elmet near Leeds. Working in partnership with regional development agency Yorkshire Forward, Gladman is building a 60,450sq m facility at the site and plans another similar-sized speculative unit there next year.
The new distribution centre will feature 15m eaves, 58 dock levellers and can have a 5MVA power supply and generous floor loadings. Available for lease or sale, the shed is expected to be completed in the second quarter of 2005.
Gladman director David Gladman says: “With the first speculative warehouse underway and the second with planning consent, this represents an extremely rare opportunity for one occupier to acquire more than 1.3 million sq ft in one single location.”
The Leeds and Sheffield offices of Knight Frank are dealing with the scheme.
l A 46,500sq m speculative warehouse, which has been built by Gladman Developments at Barlborough Links at J30 of the M1, is nearing completion. It is available for lease at around £4.50 per sq ft or for sale. Agents for the scheme are Knight Frank’s Leeds and Sheffield offices.
