ProLogis has submitted a planning application to redevelop the 35-acre former Ministry of Defence (MoD) warehouse site on Stockley Road in Hayes, Middlesex. The company wants to regenerate the site for employment and residential use, creating around 57,000sq m of warehousing, light industrial/production and office space as well as 150 new homes.
The plans will create more than 1,000 new jobs on the site and deliver tens of millions of pounds of investment. The soon-to-be redundant site has been earmarked by Hillingdon Borough Council (HBC) as a key site for economic development and job creation in the borough.
ProLogis has worked closely with the local community in drawing up the plans and has undertaken extensive public consultation, culminating in the application. The Stockley Road site is currently used for archive and record storage, but will be left redundant when this facility shortly relocates to Derbyshire.
HBC adopted a planning brief for the former MoD site as supplementary planning guidance in 1999. This planning brief notes that the site represents a major strategic development opportunity due to its prominent position on the highway network and proximity to Heathrow Airport. The council regards the site as a key opportunity for achieving its regeneration and employment creation objectives.
