The first phase of ProLogis’ speculative warehouse development at the former Michelin Tyre factory at Campbell Road, Stoke-on-Trent is under way. The first unit, DC1, measures 23,250sq m and will be extendable to 46,500sq m. Practical completion is scheduled for early October and a quoted rental in the region of £4.50 per sq ft is expected.
Matthew Byrom, development associate at ProLogis, comments: “We are very excited about the prospects of Stoke as an emerging logistics market. The location not only offers a significant discount to the Midlands market, but most importantly offers occupiers an extensive and mature labour pool from which to draw.”
The town’s easy access to the M6 and M1 via the A50 trunk road, lower rents and ready supply of labour mean it is emerging as a leading distribution hub within the wider Midlands market.
Companies that have established distribution facilities in Stoke include Sainsbury’s, Asda, TK Maxx and Screwfix. New Look is also rumoured to have secured a site for a new distribution facility within the area.
