One of the largest distribution facilities in the UK will soon become available at Heywood, which is located close to J3 of the M66 and J18 of the M62 motorways. Following the departure of Index later this year, new owners Moorfield and Group and Westbrook Partners, will refurbish the building and re-let it on new lease terms.
The giant building is fully fitted, with the benefit of and eaves height of 11.5m to the main section; fully sprinklered with smoke vents and heating and lighting throughout. The site also benefits from 24 hour security, CCTV and a 2.4m high perimeter fence around the property.
Speaking of the refurbishment, Mark Holmes of Moorfield Group states: “This building is an exiting prospect for the ever-growing number of third-party logistics contractors, retailers and manufacturers who are looking to consolidate their distribution operations in buildings of between 300 – 600,000sq ft. Whilst the building dates back to the early 1970’s, it has a superb specification, which caters for modern day requirements and provides a more cost effective solution when compared to a new build facility. In addition to this, there are substantial tax savings on the granting of leases as the property lies within a stamp duty land tax exemption area.”
King Sturge and FPDSavills are the joint letting agents.
