Eden Park Developments, part of the Fiducia Group, has bought an 11.45 acre site near the A38 in Burton-on-Trent on which to build a speculative £15M 19,500sq m warehouse in a joint venture scheme with Northridge Capital. Work has already started on First Point, located on a prominent part of the high profile mixed-use scheme Centrum 100, with completion anticipated next spring.
The warehouse will be available on a leasehold basis at £53.28 per sq m but will also be available for sale if required. Eden Park and JV partners Northridge Capital are anticipating strong demand from the local occupier market and from large national companies requiring a distribution site in the centre of the country. Located near the A38, major occupiers of the Centrum 100 site include Littlewoods, Bass Brewers, Scania and Automotive Group.
