Eden Park Developments, part of the Fiducia Group, has received planning permission to create a £30M industrial and distribution park and business complex at Grange Park in Northampton in a joint venture with Shepherd Developments. The 22-acre development will see the creation of about 27,870sq m of units for B1, B2 and B8 use, allocation of which will be dictated by market demand.
The industrial park, Qubit 3, and the office element known as Qubit Office Park, are part of the 130-acre Grange Park warehouse and residential development at J15 of the M1. Industrial and distribution units will be between 998sq m and 5,574sq m.
Infrastructure works will begin soon, with completion due within three months.
Jeremy Hoare, associate director at Eden, says: “Planning approval for a previous application for purely industrial and distribution units was granted earlier this year, but heavy demand for offices prompted us to submit a revised application.”
Qubit Office Park and Qubit 3 offer a range of options, from the traditional out-of-town small office development to commercial and industrial warehousing operations. The mixed use offering means it appeals to a wide range of occupiers and from a logistical viewpoint its location is ideal.
