Several speculative developments in the Midlands are due for completion shortly giving occupiers even more choice.
Midlands based developer Sladen Estates has completed the development of a 17,070 sq m (183,750 sq ft) high bay warehouse has been built at the 22ha (55 acre) Radial Park site which fronts the A500 in Stoke-on-Trent, Staffordshire.
Located two miles from junction 15 of M6 motorway, Radial Point boasts 12m eaves, 17 dock level and three level access loading doors serviced by a 50m goods yard as well as 929 sq m (10, 005 sq ft) of open plan office space and is available on a leasehold basis.
The building also falls within the area covered by the DTI’s Selective Finance for Investment (SFI) grant assistance scheme that could provide up 15 per cent of the total project costs.
Development director, Mark Hawthorne said: “Staffordshire’s geographical position and substantial labour pool has resulted in its attraction as a strategic logistics location. Radial Point would be ideal for distribution companies looking to locate to a high specification building with close proximity to the motorway network.”
Meanwhile Boultbee Group’s £22m Zenith 2, which is set to provide 7,936 sq m (85,422 sq ft) of warehouse and office space, is scheduled for completion shortly. It is located on the Junction 6 Industrial Estate at Witton in the West Midlands. The scheme is being developed in association with Schroders. King Sturge and Jones Lang LaSalle are letting agents.
In West Yorkshire, developer Helios Properties and joint venture partner Commercial Development Projects have completed the first phase of development at Helios 47, a 18,580 sq m (200,000 sq ft) distribution warehouse in Garforth.
The first phase totals 10,699 sq m (114,850 sq ft) and comprises nine high-specification warehousing units. Lot sizes range from 929 sq m (10,000 sq ft) to 2,043 sq m (22,000 sq ft), available on either a freehold or leasehold basis.
The second phase will provide land for a single unit of up to 75,000 sq ft (6,967 sq m), offered on a design and build basis.
