Cross dock facilities are becoming ever popular said North Rae Sanders in its latest Big Shed review as a consequence of retailers’ continued drive for efficiency.
As a result developers are looking to build the cross-dock facilities speculatively. North Rae Sanders recently advised Opus Land on the acquisition of a 300,000 sq ft warehouse in Burton upon Trent where they intend to extend this as a refurbished cross-docked warehouse to 458,000 sq ft.
ProLogis has let two such facilities to Screwfix at Stafford, which is 545,000 sq ft and Tesco, which took a 386,000 sq ft unit at Crewe. Cross dock buildings require a great deal of land, which has sometimes deterred developers, but they can attract high quality tenants.
