Planning permission has been granted to allow construction to start on the 120,250 sq ft unit, which is being built by the site owners PRUPIM. It is due to be be completed by the end of October.
The Hub is now taking shape with the information protection and storage company Iron Mountain’s 63,000 sq ft unit nearing completion and existing tenants IMI and Timet already operating from the site.
PRUPIM has decided to build the unit speculatively as it expects to see an increase in demand for industrial leasehold property in the West Midlands area. The unit is also symbolic of the company’s commitment to the project and the building is located in a key position on the Witton Road close to a major entry point to of the site.
The unit will include 9,000 sq ft of office space, 27 HGV and 99 car parking spaces, along with its own security fencing and 50 metre concrete service yard.
Nathan Watt says: “The Hub is the biggest industrial site in the West Midlands and planning permission being granted on Unit 1 is positioned at the gateway to the site and is, therefore, a hugely symbolic unit for the Hub. We are seeing that companies cannot find good and readily available units in and around the city of Birmingham so we think that this unit cannot be completed fast enough in order to satisfy demand.”
