Developer Wrenbridge is relying on a general shift in distribution activity in the West Midlands towards the A38/M42 corridors to secure a letting for its newly acquired 150,000 sq ft Barton 150 warehouse in Staffordshire.
The warehouse is being marketed by Atisreal and M3, and is available on a new lease at a quoting rental of £5.25 per sq ft.
Jamie Hockaday of Wrenbridge, said: “The building benefits from significant prominence and visibility to the A38 and is well located for any suppliers to the Toyota plant at Burnaston or companies looking to locate close to Derby.”
He added: “We are already experiencing significant interest from a number of parties including third party distributors seeking to satisfy immediate requirements, and we are confident that the building will be occupied in the very near future.
As well as this scheme there is also Barberry 157 that is relying on the growing popularity to locate near the A38.
The new 157,500 sq ft warehouse, which is being developed by GE Real Estate and Barberry Developments, is located on Centrum 100 Business Park, Burton-on-Trent and has access from a roundabout junction on Parkway.
The unit benefits from 12m clear working height, 15 dock level doors, 2 level access doors, 152 car park spaces (and 38 overflow spaces).
There are also 17 lorry spaces together with high specification offices all within a secure landscaped environment.
Caroline Mills of joint letting agent Atisreal said: “The A38 corridor continues to grow as a preferred location for occupiers.
“Barberry 157 is a first class distribution warehouse with headquarters-style offices in a cost effective area.”
The scheme, which will be completed on July 23, is available on a new full repairing and insuring lease for a term of years to be agreed, at a quoting rental of £5.25 per square foot through Atisreal and Ruston Hickman.
