Acorn Developments, an affiliate of Industrial Process Plants and Equipment Corporation (IPP), has completed an agreement to acquire the former Kodak imaging chemicals production facility at Kirkby Industrial Estate in Knowsley near Liverpool.
The transaction included all the assets and liabilities of the property comprising 37 acres and around 500,000 sq ft of accommodation and the entire production plant and equipment, which is available for reuse.
“This is a highly prominent location with B1, B2 and B8 uses, offering very flexible terms. Industrial accommodation is available from 3,638 – 60,278 sq ft, while offices range from 500 – 12,352 sq ft,” said Alastair Newman of King Sturge, which acted for Kodak and has been retained, together with Knight Frank, to dispose of the site.
IPP will proceed with marketing the development of the land and utilisation of the buildings and plant and equipment, which should lead to substantial inward investment and job creation.
Relaunched as Image Business Park, IPP intends to make the site a centre of excellence within the Knowsley area and has entered into a new 250-year ground lease of the site with Knowsley Metropolitan District Council.
There have been a number of enquiries for the site already, including operator interest in the toner plant, the solvent and waste recovery plant, the 150,000 sq ft of warehousing space and 10 acres of undeveloped land.
