Joint developers Gleeson Properties and Wrenbridge are offering their Kingswood Lakeside warehouse in Cannock on a freehold and leasehold basis.
The speculative building provides 127,077 sq ft of distribution warehouse space and boasts 12 metre eaves, 10 dock level loading doors, two level access loading doors, a secure 50 metre yard area and parking for at least 125 cars and 40 lorries.
It is expected that the unit will be ready for occupation in early 2008 and is currently being marketed by King Sturge and North Rae Sanders at a freehold price of £10.8 million, or an annual rent of £5.50 per sq ft.
