St. Modwen has submitted a planning application to build an additional million sq ft of industrial and logistics space on land adjacent to St. Modwen Park Access 18 scheme in Avonmouth.
If approved by local planning authority Bristol City Council, the developer will carry out an eighth phase of development at the scheme, providing further high-quality accommodation with build to suit opportunities of up to 450,000 sq ft – and an increase in the scheme’s total floor space to c. 2 million sq ft.
The application is for a 111-acre site to the south east of Access 18 and is for a total of 1,018,298 sq ft which would include a 125-bed hotel which has been pre-let to Whitbread.
In the design and access statement St Modwen said: “There is still significant demand for additional industrial and logistics floorspace within the Avonmouth area. The proposed development of Phase 8 seeks to meet this requirement and ensure a viable pipeline of floorspace is available for the future.
The intention of the proposed development is to follow market led requirements for units ranging between 10,000 sq ft and 500,000 sq ft and will be split into a series of phases, again determined by the market / end user requirements.
“On the basis that this development is being brought forward on a speculative basis, it is important to retain flexibility of unit sizes, however, in all likelihood the units will range between 40,000 sq ft and 150,000 sq ft.
