Amazon has signed a 10-year lease on a 217,000 ft2 warehouse on Knowlsey Business Park in the North West.
The unit known as Venus 217, was completed in 2019 by private developer Flintrock, which received a £4m loan from the council to support the project. It has 15m eaves as well as 20 dock and two level access doors with a 60m yard. Letting agent was B8 Real Estate.
This is in addition to the 800,000 ft2 plus warehouse it is agreed to pre-let from Peel Logistics Property (PLP) as revealed in Logistics Manager in February this year on the former Sonae factory site.
The site, off Moss Lane in Knowsley Business Park, was formerly occupied by Sonae Tafibra, and was acquired in 2015. B8 Real Estate and JLL are joint agents on the PLP Knowsley site.
Knowlsey Councillor Tony Brennan, cabinet member for regeneration and economic development, revealed the news of Amazon’s imminent occupation at a council meeting last week. He noted that the internet giant would pay in the region of £350,000 in business rates per year to the council.
Amazon has been extremely acquisitive so far this year with Logistics Manager recording 18 deals either signed or strongly rumoured to be under offer accounting for nearly 14.5 million ft2 of warehouse space with several large deals thought to be going through or secured. Last year according to Savills the internet giant accounted for 25% of warehouse space take-up in 19 deals.
