Canmoor has submitted an application for 460,000 sq ft mid box warehouse scheme on a 25-acre site north-east of Manchester city centre.
It intends to build 12 industrial units from 5,00 sq ft to 146,000 sq ft on the former Mather & Platt Foundry site off Grimshaw Lane in Newton Heath.
The site is in the process of being cleared, and many of the former foundry buildings have already been demolished.
The scheme, which is bounded to the north by the Rochdale Canal and to the east by Ten Acres Lane, is named in homage to artist LS Lowry, who featured the former Mather & Platt foundry in one of his paintings.
LSH and Colliers are joint letting agents.
