Chancerygate has received planning approval for a new £27 million urban logistics project in the Southwater area near Horsham.
The development, named Audio Park, will span 103,000ft2 and feature seven Grade A units, ranging from 8,325 to 33,940ft2, available for both freehold and leasehold.
Situated on a 4.59-acre site that previously served as a manufacturing hub for Sony, Audio Park is set within the Southwater Business Park, just four miles south of Horsham. The location offers strategic connectivity, lying close to the A24, which bridges Crawley and Worthing, making it a prime spot for reaching mid-Sussex and the broader south coast markets.
The site’s appeal is further enhanced by its proximity to prominent neighbours such as British audio technology company Bowers & Wilkins, and nearby amenities like retail stores, a pharmacy, and a GP surgery within walking distance.
In line with contemporary sustainability trends, all units at Audio Park will feature electric vehicle charging points, solar cells for green energy and low air permeability design. The buildings will also incorporate enhanced roof lighting and high-performance materials aimed at reducing CO2 emissions. The development targets a BREEAM ‘Very Good’ accreditation and a minimum EPC B rating.
Matthew Young, Chancerygate’s development director, highlighted the project’s significance: “There is strong demand for sustainable, Grade A urban logistics units in Horsham and the wider Sussex region. Audio Park will meet this demand and enable occupiers to access high-specification, strategically located industrial warehouse accommodation. Much of the existing urban logistics stock in mid-Sussex is second-hand with low sustainability credentials and is only available on a leasehold basis. We have already seen strong interest in the scheme and anticipate this will only further grow now planning has been granted.”
