Construction has begun on manager and developer Logicor’s ‘Derby 507’, a 507,000ft² logistics facility at Infinity Park Derby in the East Midlands.
The development will target an EPC ‘A’ rating and BREEAM ‘Excellent’ certification, with sustainability features set to include solar panels, LED lighting and air source heat pumps.
According to Logicor, the construction will also deliver 17% biodiversity net gain (BNG) and offer secure cycle storage and EV storage for both cars and HGVs.
Logicor announced its intention to forward fund this project in February 2024, as reported by Logistics Manager.
Charlie Howard, UK managing director at Logicor, said: “We know there is local and national need for high-quality, sustainably-built logistics real estate in order to meet consumer demand – driven largely by e-commerce.
“Derby 507 will play its part in meeting that need. It has the potential to support over 1,000 jobs in Derby as well as real-time improvements to the surrounding road network with the new link road bypassing the main city area.
“Located within the Derby Enterprise Zone and so close to the road networks, it is an attractive prospect for those businesses looking from which to base their operations and we are looking forward to introducing this scheme to new and existing customers in 2025.”
Up to 1,000 jobs could be created by the site’s construction, according to Logicor. Logistics and manufacturing are significant employers in Derby. Census data from the Office for National Statistics (ONS) shows that the transportation and storage sector and the manufacturing sector, combined, employed 28,000 Derby residents – over 20% of the city’s employed population – in 2022.
Sam Dennis, director of communities at Derby City Council, added: “We look forward to watching Derby 507 take shape. This cutting-edge facility exemplifies the power of collaboration. It will significantly boost our local economy and solidify our position as a national hub for innovation, manufacturing and world-class research and development.”
Derby 507 is due to be available from Q1 2025.
