Developer Network Space has confirmed that construction of the first unit at its £45 million industrial scheme in Altrincham, Greater Manchester is now complete.
The scheme, known as Broadheath Networkcentre, is being built on an 11.5-acre site and will comprise 25 industrial and logistics units. Remaining units available at the scheme range from 2,100ft² to 17,000ft².
The first unit, built by construction company Bansco, is a 41,500ft² warehouse that has already been pre-let to global logistics company Maersk. It has achieved an EPC ‘A’ rating and is “targeting BREEAM ‘Excellent’ for the fit-out”. Solar panels and EV charging points are in operation across the entire scheme.
Furthermore, a reduction in embodied carbon was achieved in construction through the reuse and recycling of steel and concrete structures.
Simon Eaton, Senior Development Manager at Network Space, said: “Following the completion of this first prominent unit at this flagship site, Maersk will become the anchor tenant.
“Work continues apace on the remainder of the 11.5-acre site, which will see 206,000ft² of workspace across 25 units designed to appeal to local businesses and trade occupiers to last mile logistics firms. We have already pre-let more than a third of the scheme and hope to announce another significant letting shortly, which is testament to the quality, great location, and sustainability credentials of the development.
“Enquiries remain strong and the development will deliver job opportunities, inward investment, and economic growth in South Manchester.”
Having received a loan of £23.25 million from Trafford Council and with “over 95% of the project budget being invested in a supply chain within 45 miles of the site”, it is hoped that the development of Broadheath Networkcentre will benefit the area’s economy. Part of this includes generating training and employment opportunities for locals.
Joint agents for Broadheath Networkcentre have been appointed from Savills and B8 Real Estate.
