The first warehouse unit at Verdant Regeneration’s 2.5 million ft² New Stanton Park in the East Midlands has been pre-sold to an as yet unnamed occupier.
Developer Verdant Regeneration – a partnership between Ward Recycling and Trust Utilities – submitted detailed plans for the cross dock warehouse on Plot 1 of the 200-acre development to Erewash Council on 17th April 2023.
The facility will total 20,397ft² and will have 36 level access and four dock levellers.
The occupier/owner intends to run the site on a 3 shift pattern 24-hours a day.
Verdant Regeneration secured outline planning for the redevelopment of the 200-acre former Stanton Ironworks last year. It is located close to Junction 25 of the M1 motorway and has the potential to deliver up to 4,000 jobs once fully developed.
The site has the ability to provide a single warehouse totalling more than 1 million ft².
The new development situated between Derby and Nottingham, just 2.5 miles from the M1, is being jointly marketed by M1 Agency and TBD Real Estate.
David Ward Snr of Verdant Regeneration added “Securing outline planning permission was a hugely important step in bringing forward the regeneration of this major strategic site. In its redevelopment we are aiming to deliver high-quality real estate that will drive occupier activity and job creation. We will do this with a sustainable approach, combining energy efficient buildings with large amounts of amenity and green space. New Stanton Park will also see fishing ponds, rural walkways and cycle tracks designed to enhance biodiversity and link the site and its wider communities.”
James Keeton of joint agents M1 Agency added “With strong initial interest we are confident of quickly bringing forward development and realising the transformation and improvement of the area in a high quality and sustainable manner, most importantly, delivering large scale job creation in the process.”
Joint letting agents are TBD Real Estate and M1 Agency.
