Harworth Group has agreed to develop a 30,700ft² last-mile parcel and postal distribution facility at Gateway 36 in Barnsley for an unnamed logistics operator.
The operator has agreed a 20-year lease on the new facility, which will form part of Phase 2 of the Gateway 36 development, located next to Junction 36 of the M1.
Subject to reserved matters planning approval, construction is expected to begin shortly, with completion scheduled for towards the end of 2027.
Harworth said the building will be developed to its own specification and is targeting BREEAM ‘Excellent’ certification and an EPC rating of A. It will incorporate rooftop solar photovoltaic panels, LED lighting and electric vehicle charging points.
Once completed, the property will be added to Harworth’s investment portfolio.
Gateway 36 forms part of the UK government’s South Yorkshire Investment Zone and has received infrastructure funding from the South Yorkshire Mayoral Combined Authority.
Harworth has already delivered 110,000ft² of space during Phase 2 of the scheme, comprising distribution facilities occupied by retailer Dunelm, fashion brand Lucy & Yak and home improvement company BOXT.
Further plots remain available on a build-to-suit basis. Units 4 and 7, the two largest remaining parcels, have reserved matters planning consent for developments of 132,000ft² and 155,000ft² respectively.

“This latest transaction, which will see us develop and let a unit to a key logistics operator, is a strong endorsement of the site’s excellent transport connectivity, with direct access to Junction 36 of the M1 motorway.
“We continue to see strong interest in the remaining land parcels at Gateway 36 and look forward to working with partners to delivering further units on a build-to-suit basis.”
