James Donaldson Timber has inked a deal, securing 110,000ft2 of industrial space at Botany Bay Business Park in Chorley. This announcement, made by FI Real Estate Management (FIREM), is reportedly part of a milestone in the ongoing development of the £220 million business park.
The structural timber components manufacturer has committed to a lease for Unit F&G. Notably, this deal arrives as FIREM reveals that three additional tenants are in the final stages of negotiations for properties within Blocks C&D, propelling the current phase of development to a 45% occupancy rate even before the units achieve practical completion.
Once completed, Botany Bay Business Park will offer a mix of Grade A industrial facilities and a retail environment. The first units within Phase 1 will be available for occupation in May this year, which include trade counter style industrial units and Unit E, a 158,000ft2 warehouse that is located for national distribution being situated next to the M61 and close to the M6 and M65 motorways.
For James Donaldson Timber, this move seemingly signifies more than securing space. By collaborating with FIREM to custom-build their unit, the company ensures the retention of local jobs.
Tim Knowles, founder and managing director of FIREM, said: “It’s fantastic to see how much interest is being generated in Botany Bay Business Park. Our site is able to cater for businesses of all sizes, from local Chorley companies seeking more space, to national brands looking for a convenient location to reach the North West.
“We’re able to work closely with tenants to tailor their unit to suit their needs, with bespoke fit-out and plug in and play options, which is really valuable. Being based next to the motorway is also an advantage, with tenants on site able to reach both Liverpool and Manchester easily.
“Now that we’ve got our first tenants signed up, we can see the community we’re building in the heart of Chorley, not only creating new jobs for local people, but also amenities for everyone to enjoy.”
