L’Oreal has pre-let 900,000 sq ft of warehouse and Headquarters space -subject to planning permission – at Russell Group’s 1.5 million q ft H.Park scheme on land south of the Heywood Distribution Estate in Rochdale in the North West.
The new distribution centre will provide 753,861sq ft of warehousing space with an internal mezzanine floor of 115,249 sq ft There will be a two-storey main office measuring 32,071 sq ft and a hub office totalling 4,370 sq ft. The building will be fully fitted out to the tenant’s specifications and automation requirements, all of which provides a total building development of 901,181 sq ft. The building will have 49 dock 2 level access doors. It will be built to achieve BREEAM Excellent
There will be 25 trailer parking spaces with two site access and a car park for 484 car spaces with associated staff drop off area, cycle and motorcycle parking on the 78 acre site.
The site aspires to integrate with the improved landscaping areas, provide visual interests and add value to the public realm. Integrated greenspaces will aid enhancement the local biodiversity and connect with the wider green infrastructure.
The site itself is bounded by Harehills Road to the east and Pilsworth Road to the north west. Both of these are being upgraded to improve the highways network, and to improve connections between the site and the M62 motorway at Junction 19. To provide access into the South Heywood commercial site a new spine road is proposed. Enabling works for the new link road have begun, with the principal contract commencing February 2021 and completing February 2022. These works will be coordinated in parallel with the construction of the site.
L’Oreal has been searching for a new warehouse and HQ facility for four years and has looked at a variety of key sites in the North West. It is thought the compmany has taken a 15-year lease. Colliers advised.
