A collaborative effort between Chancerygate and Northwood Urban Logistics has reached fruition with the completion of the Bridgewater Point development at Trafford Park. Situated in Manchester, this project spans 130,483ft2.
The development offers 16 Grade A leasehold units ranging from 5,114ft2 to 13,571ft2. Notably, these units can be combined to form a single expansive space spanning 44,694ft2.
Supported by a joint multi-million-pound investment from the North West Evergreen Fund and Trafford Council, Bridgewater Point emphasises the creation of high-quality, sustainable employment premises. Its strategic location at 103 Barton Dock Road places it in the heart of Trafford Park, providing access to Manchester city centre and the M60 motorway.
Each unit is equipped with electric vehicle charging points and solar cells on their roofs, harnessing renewable energy to meet up to 35% of their power requirements. Furthermore, the use of high-performance building materials minimises CO2 emissions, contributing to its EPC A rating and BREEAM ‘Very Good’ certification.
With practical completion achieved, Bridgewater Point has already sparked occupier interest. Two units, spanning 12,576 and 8,748ft2 respectively, are currently under offer.

The North West Evergreen Fund, managed by CBRE’s investment advisory team, and Northwood Urban Logistics, a division of Northwood Investors, played pivotal roles in realising this ambitious venture. Chancerygate, with its experience in urban logistics development, spearheaded the project.
As Bridgewater Point sets a new benchmark for urban logistics in Trafford Park, it not only enhances the region’s commercial landscape but also underscores the importance of sustainability and forward-thinking design in industrial development.
