Property developer Chancerygate has submitted plans to speculatively build 51,000ft² of Grade A industrial, warehouse, and research and development space in Newmarket, Suffolk.
The scheme, to be called Nucleus, will comprise 10 units ranging from 3,595ft² to 6,685ft², available on both a freehold and leasehold basis. With a projected gross development value of around £11.5 million, the scheme is expected to create ‘up to 100 jobs’.
Chancerygate will target an EPC ‘A’ rating and BREEAM ‘Excellent’ certification for the site. Units at Nucleus will have enhanced roof lighting to increase levels of natural daylight and will be constructed from high-performance building materials to reduce CO2 emissions.
All units at Nucleus will benefit from electric vehicle charging points and rooftop solar panels, which Chancerygate says ‘will provide green energy on an affordable basis to occupiers’.
