Provider of rental, leasing and equipment services TIP Group has signed a 10-year lease for a 2.5-acre open storage plot at Konect 62 in Knottingley, West Yorkshire.
This follows shortly after the news that supply chain company Oakland International became the debut tenant at Konect 62 in early June, taking a 161,860ft² unit at the site.
TIP Group will reportedly use the space to grow its rental and sales stock of trailers that are available to transport operators and logistics providers in the surrounding area and beyond.
Mike Furnival, UK & Ireland managing director at TIP Group, said: “TIP Knottingley is one of our most strategically important locations, not least due to its accessibility from the area’s motorway network. A growth in business levels at the branch recently means we need to expand our workshop and has created a requirement for further space for our fleet of hire trailers. We are delighted to have secured this additional space on a long-term basis, as it will serve to enhance TIP’s trailer rental capability in the region.”
In April 2024, Logistics Manager reported that the first phase of construction at Konect 62 had completed. Developed on former site of the UK’s last deep mine, which ceased operations in 2015, Konect 62’s first phase has been speculatively built to provide 375,000ft² of industrial and logistics space with an additional 30-acre serviced plot that ‘can accommodate several build-to-suit options including a 735,000ft² unit with detailed planning permission’.
Joint venture partners Henderson Park and Cole Waterhouse currently have a planning application awaiting determination for the second phase of the development, which would create a further 802,000ft² of high-quality logistics and manufacturing space across units ranging in size from 4,000ft² to 375,000ft². The second phase of development is also set to include an electric vehicle charging station.

With a planning decision imminent for phase two, it is great to secure two lettings in such quick succession and for TIP to be joining us at the start of this journey.”
