Urban Logistics REIT and development partner Newsholme Developments has won planning permission to develop a 131,500ft2 warehouse in Sheffield South Yorkshire.
Known as Newhall130 the warehouse will form the final part of the wider Newhall58 scheme located 2.5 miles off Junction 34 of the m1 motorway and situated on the fringes of Sheffield city centre.
The warehouse will be built to high specification with strong sustainability credentials, targeting BREEAM Excellent and an EPC A rating and EV charging points. The warehouse is self-contained and set within a Secured by Design site. It will have 12.5m eaves, 12 dock and two level access doors as well as a 50kn/ft2 floor loading, 50 m yard and 500kvA power supply.
Construction is due to start shortly with practical completion in Q2 2023.
Adam Jones of Newsholme Developments said: “The warehouse is set within our established and highly successful Newhall 58 development – being fully occupied – with Newhall 130 forming the final piece of the jigsaw in what we are sure will be a successful conclusion to the scheme.”
James Keeton of agents M1 Agency, which has been appointed as letting agent, added: “It is great news that Newhall 130 has now secured planning consent and we can start on-site with a targeted delivery of Q2, 2023. The 131,500ft2 ft warehouse offers the perfect blend of prime motorway connectivity, with city centre accessibility and labour supply. Benefitting from being self-contained, built to a Grade A specification and with strong eco-credentials, combined with continued strong levels of take-up, we are confident of quickly securing occupier interest.”
