It has been a busy, yet prosperous, year at St. Modwen Industrial & Logistics. Where the retail property sector as a whole has suffered due to the pandemic, St. Modwen I&L has gone from strength to strength.
Industrial and logistics exposure now accounts for 48% of the St. Modwen Group’s portfolio and in turn means we have signed leading brands, e-commerce and industrial and logistics businesses to locations across the UK. These businesses bring a much-needed boost to local economies in the form of jobs and infrastructure, whilst helping regions to combat the rise in unemployment that the pandemic has caused.
Just one of St. Modwen I&L’s newest occupiers is ProCook, the UK’s number one supplier of premium kitchenware, which has signed a 15-year lease to occupy a high-quality 56,000 sq ft unit at St. Modwen Park Gloucester.
Another leading logistics brand to sign a 15-year lease is FitRite, the market leader in holiday park and domestic uPVC decking and fencing, which has taken a high-quality 21,272 sq ft warehouse at St. Modwen Park Doncaster.
With more than 30 years’ experience working across the full industry spectrum, St. Modwen has built up a national portfolio of parks and units worth over £1.4 billion. Our strong track record of unlocking the potential of strategic land across the UK has resulted in the delivery of 1.2m sq ft of high-quality warehouse space in 2020 and an increase in capacity is planned for the next 10 years.
Last month, St. Modwen I&L announced its plans to deliver a further c. 1.5m sq ft of industrial and logistics space in 2021. This latest build programme reaffirms our commitment to unlocking a 19m sq ft future pipeline, 45% of which already has planning.
Our activity will help to stimulate local and national economic investment and is underpinned by major trends, including the rise of e-commerce and reliance on resilient supply chains. The move towards e-commerce has also been significantly boosted through the period of COVID-19 since March.
Our success looks set to continue into next year, with plans already in place to bolster our offering and bring more sought-after industrial and logistics space to the UK.
