In a move to address the shortage of high-quality industrial space in the North West, Trebor has secured a 7.30-acre site at Martland Park, Wigan, through an off-market deal. The company has submitted a Reserved Matters application following the Outline Planning Permission granted in March 2023.
If approved, the site will host a state-of-the-art logistics unit, dubbed Wigan 100, offering 101,805ft2 of space. Construction is set to begin this year, with a strong emphasis on sustainability. The unit aims for an EPC rating of A and BREEAM ‘Excellent’ certification, featuring photovoltaic panels, electric vehicle charging points and cycle facilities.
Bob Tattrie, managing partner at Trebor, highlighted the importance of this development, noting: “Given the lack of new high-quality industrial accommodation coming forward in the North West, we believe Wigan 100 is an ideal location to speculatively develop.”
Tattrie continued to explain that this project complements Trebor’s other developments in the region, including Crewe 335 and Ark 42 in Trafford, collectively adding 478,000ft2 of industrial space.
The Wigan 100 site is situated near junction 26 of the M6 motorway and a short distance from Wigan town centre.
Sam Royle, a partner at Knight Frank, emphasised: “Trebor’s continued commitment to invest in high-quality logistics space in the North West underlines the region’s strategic importance and the need for a continued pipeline to meet demand.
“Although take up has moderated in the first half of 2024 with approximately 1.5m ft2 transacted to date, demand for new developments continues across the region. We are currently tracking close to 2m ft2 of deals in legals, which will transact in the second half of the year and with the election out of the way we expect to see occupiers and investors make their long-term moves.”
